LOCATION The industrial and logistics park is located in the 17th district of Budapest, just 5 kilometers from the M0 motorway, 12 kilometers from the airport, and 15 kilometers from downtown Budapest. The proximity to Cinkotai Road and Vidor Street, along with its classification as a Gksz economic zone, offers an ideal opportunity.

FUNCTION The purpose of the “Last Stop” urban logistics center in the newly built industrial park in the 17th district of Budapest is to create warehouses, with build-to-suit options, on nearly 56,000 square meters. The project will be implemented in several phases, with a total of approximately 62,000 square meters of usable space available for sale, lease, or operation as industrial condominiums by the developer.

DIMENSIONS The development, which will be realized in two blocks, is designed to meet market conditions and demands. In addition to modern warehouses, commercial premises and workshops can be established, as well as an upper-floor office block. The first block’s planned multifunctional hall building includes up to approximately 32,000 square meters of warehouse space, offices, and commercial premises. The size of the warehouse units ranges from 140 square meters to 2,600 square meters, with the possibility of creating larger spaces by combining units.
Overall, the entire development area can accommodate more than 62,000 square meters of warehousing, office, workshop, and logistics functions.

CONTRACTUAL TERMS

• Independent building plots from 0.5 hectares.
• Build-to-suit solutions upon request, with individual price agreements, and options for either shell construction or turnkey completion.
• Lease options starting from a 5-year term.

• Buildability: 35%. In certain underground areas, 60%.
• Maximum building height: 7.5-15 meters
